AI & DATA CENTERS FUEL THE NEXT PROPERTY BOOM

The next major real estate opportunity in Thailand may not begin with a condominium, an office tower or a shopping destination. It may begin with AI.

Artificial intelligence is rapidly changing the infrastructure requirements of the global economy, creating unprecedented demand for computing power, cloud services, data storage and high-performance digital infrastructure. As this transformation accelerates, data centers are emerging as a new and increasingly important real estate asset class — and Thailand is positioning itself to capture a significant share of this growth.

In the first quarter of 2026, Thailand’s investment applications exceeded THB 1 trillion, more than double the same period a year earlier. Remarkably, data center investments accounted for approximately 86% of total investment value, highlighting how strongly digital infrastructure is influencing the country’s investment landscape.

By the first half of 2026, Thailand had attracted approximately US$43.6 billion in investment applications across 1,299 projects, with the digital sector accounting for around US$33 billion. The scale of this capital movement signals something much larger than a technology trend: it represents a structural shift in where future economic activity — and therefore future real estate demand — is being created.

FROM DIGITAL GROWTH TO REAL ESTATE DEMAND

A data center may appear very different from traditional real estate, but its economic footprint is extensive.

These facilities require significant amounts of land, electricity, telecommunications infrastructure, cooling systems, security and highly reliable connectivity. Around them, new demand can emerge for industrial facilities, logistics, engineering services, technology suppliers, offices, workforce accommodation and supporting infrastructure.

This creates a wider real estate ecosystem.

AI infrastructure → Data Centers → Power & Connectivity → Industrial & Logistics → Business Activity → New Real Estate Demand

For property investors, this connection is particularly important because the value created by AI may extend well beyond the data center itself.

THAILAND IS BECOMING A REGIONAL DIGITAL HUB

Thailand is increasingly competing for data center and cloud investment as companies expand digital infrastructure across Southeast Asia.

The country offers a combination of strategic geographic positioning, established telecommunications infrastructure, industrial estates, expanding digital consumption and government investment incentives. The government’s policy direction is also increasingly focused on ensuring adequate electricity, clean-energy access and infrastructure readiness for large-scale digital projects.

The scale of commitment is significant.

In January 2026, the Board of Investment approved seven data center and data hosting projects worth more than US$3.1 billion, including projects located in Bangkok, Samut Prakan, Chonburi and Rayong.

By comparison, BOI reported that during 2025 it had received applications for 36 data center projects representing more than US$23.1 billion in combined investment. These projects span Bangkok and several provinces across Thailand’s central and eastern economic corridors.

The direction is clear: Thailand’s digital infrastructure boom is creating a new geography of investment.

BANGKOK AND THE EASTERN CORRIDOR

The most important real estate implication may be the emergence of locations where digital infrastructure, industrial development and transportation networks intersect.

Bangkok remains central to Thailand’s digital economy because of its concentration of businesses, telecommunications infrastructure, skilled professionals and international connectivity. At the same time, surrounding provinces such as Samut Prakan, Chachoengsao, Chonburi and Rayong are increasingly important because large-scale data centers require substantial land, power capacity and industrial infrastructure.

One of the clearest examples is TikTok’s approved THB 842.35 billion data infrastructure investment, which will expand server infrastructure across Bangkok, Samut Prakan and Chachoengsao.

This is particularly significant from a real estate perspective because large technology investments can influence surrounding land use, infrastructure investment and future business activity.

THE RISE OF POWER-READY REAL ESTATE

AI is also changing what makes land valuable.

For traditional real estate, accessibility, location and transportation have often been the primary considerations. For data centers, another factor becomes critical:

Power.

Large AI workloads require enormous amounts of electricity and highly reliable energy infrastructure. As a result, the availability of power, grid capacity, renewable energy and telecommunications connectivity can increasingly determine where digital infrastructure can be developed.

This is creating a new concept of “power-ready real estate” — land and industrial locations where the infrastructure required for high-performance computing is already available or can be efficiently developed.

For investors, this creates a new way of evaluating land and industrial assets.

THE INVESTMENT OPPORTUNITY EXTENDS BEYOND DATA CENTERS

The opportunity created by AI is not limited to owning or developing a data center.

As the digital economy expands, investors may increasingly look at the wider ecosystem surrounding these facilities, including:

  • Industrial & logistics real estate
  • Technology and manufacturing facilities
  • Purpose-built industrial estates
  • Office and business space
  • Worker and executive accommodation
  • Power and renewable-energy infrastructure
  • Land located near major digital infrastructure corridors

CBRE Thailand’s 2026 outlook has already identified growing interest from companies involved in the AI supply chain and data-center equipment production, with operators exploring expansions and new facilities in Thailand.

This suggests that the real estate impact of AI could become much broader than the data center sector itself.

A NEW INVESTMENT MAP FOR THAILAND

The traditional property map of Thailand has been dominated by Bangkok CBDs, tourism destinations and established industrial estates.

AI and digital infrastructure are creating another layer.

Investors are increasingly watching locations based on a combination of:

Power availability • Connectivity • Land supply • Industrial infrastructure • Telecommunications • Government incentives • Proximity to major economic corridors

This could gradually reshape the investment map of Thailand, particularly across Bangkok’s surrounding provinces and the Eastern Economic Corridor.

WHY THIS MATTERS TO PROPERTY INVESTORS

AI is not simply creating another technology sector.

It is creating physical demand.

Every cloud service, AI application and digital platform ultimately requires physical infrastructure — land, buildings, electricity, cooling, fiber networks and logistics.

That means the digital economy has a very real relationship with real estate.

For investors, the long-term opportunity lies in identifying locations where technology investment is likely to create new employment, infrastructure, business activity and demand for supporting property assets.

The most interesting locations may therefore not always be the traditional prime residential districts. Some may be emerging corridors positioned between major cities, industrial estates, power infrastructure and digital hubs.

THE INVESTMENT PERSPECTIVE

Thailand’s AI and data-center boom represents a structural investment story rather than a short-term property cycle.

The country’s rapidly expanding digital infrastructure is attracting billions of dollars of capital, while the government’s investment policies are increasingly focused on building the power, connectivity and industrial ecosystem required to support the next generation of technology.

For real estate investors, this creates an opportunity to look beyond conventional property categories and consider the infrastructure that will support Thailand’s future economy.

AI creates the demand.
Data centers require the land.
Infrastructure creates the ecosystem.
And the ecosystem creates new real estate opportunities.

The next property boom may not be built around what people want to live in.

It may be built around what the world’s technology needs to operate.
