FOREIGN BUYERS TAKE A LARGER SHARE OF BANGKOK
Bangkok’s luxury residential market is becoming increasingly international.
As Thailand’s property market enters a more selective phase in 2026, foreign buyers continue to play an important role in Bangkok’s condominium sector; particularly in prime locations where international lifestyle, business connectivity and high-quality residential supply converge.
The latest data, however, tells a more sophisticated story. Foreign demand is not simply expanding in volume; it is becoming more selective, more value-conscious and increasingly focused on quality assets.
According to the Real Estate Information Center (REIC), foreign buyers transferred 14,899 condominium units across Thailand in 2025, an increase of 2.2% from the previous year. The total value of those transactions was approximately THB 60.9 billion, representing around 25% of total condominium transfer value despite accounting for only 14.7% of transferred units.
This difference is significant.
Foreign buyers may represent a relatively modest share of total units, but their contribution to transaction value demonstrates the importance of the international buyer in Thailand’s higher-value residential market.
BANGKOK REMAINS THE KEY INTERNATIONAL MARKET
Among Thailand’s major property destinations, Bangkok occupies a particularly important position.
The capital offers something that many resort markets cannot replicate: a combination of business, lifestyle, healthcare, education, hospitality and international connectivity.
For international buyers, prime Bangkok provides access to established neighbourhoods such as Sukhumvit, Phrom Phong, Thonglor, Asoke, Sathorn, Silom, Wireless and Riverside, where demand is supported by both local affluent buyers and international residents.
CBRE has previously identified Bangkok’s downtown districts as key destinations for foreign luxury buyers, with demand concentrated in established business and lifestyle locations.
The appeal is therefore not simply about purchasing a condominium.
It is about acquiring a residence within an established international ecosystem.
THE FOREIGN BUYER IS CHANGING
The profile of the international buyer is becoming increasingly diverse.
Chinese purchasers remain an important market, but their dominance has moderated, while demand from other nationalities; including Indian, Taiwanese, Russian, American and other Asian buyers, is becoming increasingly relevant. Recent REIC data also shows that while foreign transaction volumes have remained relatively resilient, average spending patterns vary significantly by nationality and market segment.
This diversification matters for Bangkok.
A broader international buyer base can create more resilient demand because the market becomes less dependent on any single nationality or economic cycle.
For developers and investors, this means the ability to appeal to a global audience is becoming an increasingly valuable characteristic of prime residential property.
FROM FOREIGN DEMAND TO GLOBAL DEMAND
The most important shift is perhaps the way international buyers perceive Bangkok.
Thailand is no longer viewed only as a holiday destination. Bangkok increasingly functions as a regional business and lifestyle hub, attracting executives, entrepreneurs, expatriate families, investors and high-net-worth individuals who may spend extended periods in the city or maintain a second residence here.
This creates several overlapping sources of residential demand:
- International investors seeking portfolio diversification
- Executives and expatriates seeking long-term residences
- High-net-worth individuals purchasing luxury homes
- Families attracted by international education and healthcare
- Lifestyle buyers seeking a second residence in Asia
The result is a market where international demand can support both sales and premium rental markets.
WHY PRIME LOCATION MATTERS MORE
Foreign buyers are often less familiar with Bangkok’s neighbourhoods than local buyers. As a result, accessibility, reputation and established infrastructure become particularly important.
A well-connected property in a recognised international district can offer a much clearer proposition than an isolated development that relies primarily on future growth.
For international investors, the strongest locations typically combine:
BTS / MRT Connectivity
Easy access to Bangkok’s CBDs and lifestyle destinations.
International Lifestyle Infrastructure
Five-star hotels, restaurants, premium retail and international services.
Business Connectivity
Proximity to major employment and corporate districts.
Education & Healthcare
Access to international schools and leading hospitals.
Established Rental Demand
A deep pool of expatriate and international tenants.
These fundamentals can help create a wider potential buyer and tenant base over the long term.
FOREIGN BUYERS ARE BECOMING MORE SELECTIVE
The era of simply purchasing a Bangkok condominium because it appears inexpensive is changing.
International investors are increasingly examining the fundamentals behind the asset before making a decision.
They are asking:
Is the location genuinely prime?
Is the property difficult to replicate?
Does the developer have a strong track record?
Is there sustainable rental demand?
Will another buyer want this property in five or ten years?
Is the ownership structure appropriate?
This is particularly important because foreign freehold condominium ownership in Thailand remains subject to the 49% foreign ownership quota at the condominium-building level.
Understanding the legal structure and available foreign quota is therefore an essential part of any international acquisition strategy.
THE RISE OF INTERNATIONAL LUXURY DEMAND
Bangkok’s luxury market is particularly interesting because foreign buyers can represent a significant share of transaction value, even when their unit count is smaller.
CBRE’s analysis of 2024 luxury condominium transactions found foreign buyers accounted for 18% of units sold but 39% of sales value, illustrating how international demand can be disproportionately important in the premium segment.
This reinforces a broader market trend.
Foreign buyers are not necessarily looking for the largest number of units.
They are looking for the right property.
Prime location, high-quality construction, distinctive architecture, branded services, views, privacy and strong building management can all become decisive factors when competing for international capital.
BANGKOK AS A GLOBAL RESIDENTIAL DESTINATION
The long-term opportunity extends beyond foreign property purchases.
As Bangkok continues to attract international businesses, tourism, investment and talent, the city’s residential market becomes increasingly connected to global economic activity.
For investors, this creates an important feedback loop:
Global Capital → Business Activity → International Residents → Housing Demand → Prime Real Estate
The stronger Bangkok becomes as an international city, the more important its residential ecosystem becomes to global buyers.
THE INVESTMENT PERSPECTIVE
Foreign demand should not be interpreted as a guarantee of rising property prices.
Instead, it is one of the structural forces supporting Bangkok’s most internationally relevant residential locations.
The key opportunity for investors is to identify properties that can appeal to both domestic wealth and international capital.
A residence that is desirable to a Thai high-net-worth buyer today, an expatriate executive tomorrow and an international investor several years later may possess a stronger potential buyer pool than a property designed for only one market.
This is why international appeal has become an increasingly important investment characteristic.
THE BOTTOM LINE
Bangkok is becoming more international, and its prime residential market is evolving with it.
The next phase of foreign demand will likely be defined less by volume and more by quality, location, accessibility and long-term value.
For global investors considering Thailand real estate, Bangkok luxury property and Southeast Asian residential investment, the opportunity is not simply to enter the market.
It is to identify the assets that can remain attractive to a truly international buyer base.
Global demand. Prime locations. Limited supply. Long-term desirability.
Bangkok is not simply attracting foreign buyers.
It is becoming a city they increasingly want to call home.
